5 THINGS YOU SHOULD DO RIGHT NOW IF YOUR TENANTS ARE COMPLAINING OF HIGH WATER BILLS ON YOUR MULTIFAMILY COMMUNITY:

   

1. Look at your water bill as compared to the last three months of water bills.  Check three things (or email and ask us to take a look at sus@swutilitysolutions.com)​​

What are the service periods for each of the bills? If your service period for your current bill is longer than your historical bills then this may be why your cost is up this month- which would consequently mean your tenant’s bills are up.

Does your cost equal your consumption? Back into how your bill is calculated based on the rate structure provided on your city’s website.  Does it add up? City’s aren’t perfect and sometimes make mistakes! Double checking is always a good thing.

Has your consumption spiked? Check your current water bill’s consumption against the two other water bills you pulled.  Noticing more than a 25% deviation and the service period (number of days) hasn’t deviated much? You can request a meter reread from your city- email us at sus@swutilitysolutions.com and we can help you navigate that.
 

2. There may be a running toilet or leaky tub diverter in one of your units.  These are two huge problem areas inside the unit that create mass chaos in irregular consumption on property water bills. Have a maintenance technician do a property sweep to check and see.  (As part of the Southwest Utility Solutions utility billing and water conservation program we take care of this for you annually so you don’t have to worry about it.)

 

3. Check your allocation method and make sure that your PMS is reflecting correct data.  If you’re billing water based on square footage/occupancy or a combination of both, it is imperative that the data that is in your property management software is correct.  If you’ve accidentally entered in 4 people living in a 2-2 unit but the reality is that there’s only 1 person- they’re receiving a larger portion of the water bill in error. 

4. Has your city’s rate structure changed? Water and wastewater billing rates change- sometimes annually.  Call your city and ask for the most recent copy of the water rate structure to see if any changes have taken place in the last 60 days. 5. Get a savings analysis put together for a water conservation program.  Through Southwest Utility Solutions, savings analysis’ are totally free and super easy to have conducted. The analysis tells you what your % in consumption reduction expectations should be if you were to have a water conservation program implemented on your community.
